Renovating a Vacation Rental With Low-VOC Materials

Renovating a vacation rental is a rare opportunity to reset the indoor environment for years to come. The material choices made during a renovation outlast every cleaning protocol and bedding upgrade. For hosts serving wellness travelers, getting the materials right is the highest-leverage decision in the entire process.

Start With Paint

Low-VOC and zero-VOC paints are widely available from every major brand and no longer cost meaningfully more than conventional paint. Specify them for every room.

Allow extra ventilation time after painting before guests arrive. The difference in indoor air after a low-VOC repaint is significant and lasts for years.

Flooring Choices

Solid hardwood, tile, and natural stone all perform well from a low-tox perspective. Avoid laminate and vinyl flooring with strong adhesives or chemical finishes.

If carpet is necessary, choose wool or undyed natural fiber options. Synthetic carpet off-gases for years.

Cabinetry and Built-Ins

Solid wood or formaldehyde-free plywood is worth the small upgrade cost. Many MDF cabinets release formaldehyde for years after installation.

If full replacement isn't in budget, painting existing cabinets with low-VOC paint and replacing hardware can dramatically improve a kitchen.

Countertops

Stone, butcher block, and quartz all perform well. Avoid laminate where possible.

Plumbing and Water

A whole-house water filter is one of the highest-impact upgrades during a renovation. If that's not feasible, install a quality countertop or under-sink filter at minimum.

HVAC Upgrades

Renovation is the right time to upgrade HVAC filtration, add dehumidification if needed, and improve ventilation. These changes are expensive to retrofit later.

Furniture and Soft Goods

New furniture often off-gases for months. Plan to ventilate aggressively after delivery, or choose pieces from manufacturers with stronger material standards.

Document the Renovation

Keep records of paints, finishes, materials, and brands. Use them in the listing — wellness travelers value this kind of specificity and reward it with bookings.
