    1. WHO WE ARE

    This Privacy Policy explains how Purestay ("Purestay," "we," "us," or "our") collects, uses, and shares information when you use the Purestay platform (the "Platform"). Purestay operates a curated direct-booking collection of low-tox vacation rentals across the United States. By using the Platform, you acknowledge the data practices described below.

    2. INFORMATION WE COLLECT

    We only collect information that is necessary to operate the Platform. Specifically:

    2.1 Account Information:

    When you create an account we collect your email address, password (stored as a salted hash by our authentication provider), full name, and the role you sign up under (Guest or Host).

    2.2 Profile Information:

    You may optionally add a phone number to your profile.

    2.3 Host Application Data:

    If you apply to host, we collect the information you submit in the application form, which may include your full name, email, phone, business name, property title, property address, general area, property type, bedrooms, bathrooms, square footage, maximum guest count, current listing URL, nightly rate, minimum stay, booking type, and any notes you provide.

    2.4 Listing Content:

    If you become a Host, we store the listing content you submit, including descriptions, photos, amenities, sleeping arrangements, house rules, your Home Health Profile responses, the private street address of the property, latitude/longitude, and an optional Local Emergency Contact (name, phone, email, distance, notes). The Local Emergency Contact is stored in a separate, access-restricted table and is only released to (a) administrators, (b) the Host who owns the listing, and (c) Guests with a confirmed paid booking for that listing.

    2.4a Policy Acceptance Records:

    When you create an account we record the version of the Terms of Service and Privacy Policy you accepted, the timestamp of acceptance, and a confirmation that you stated you are 18 or older. This record is used for dispute resolution and compliance.

    2.5 Booking Data:

    When you make or receive a booking we store the listing, dates, guest count, pricing breakdown, payment status, and any agreements you accepted at checkout (including the version and timestamp).

    2.6 Payment Data:

    All payments are processed by Stripe. We do not store full card numbers or bank account numbers on our servers. We do store Stripe identifiers (payment intent ID, session ID, refund ID) and, for Hosts, a Stripe Connect account ID along with the boolean status flags Stripe returns to us (charges enabled, payouts enabled, details submitted).

    2.7 Messages:

    Messages you send through the in-platform messaging feature are stored so that you and the other participant can read them. Administrators can access messages where required to investigate abuse, fraud, or platform-policy violations.

    2.8 Reviews and Favorites:

    If you leave a review or save a listing as a favorite, we store that activity linked to your account. Reviews may be moderated, approved, removed, or withheld where reasonably necessary to prevent fraud, abuse, retaliation, extortion, harassment, false claims, or violations of platform policy.

    2.9 Calendar Sync Data:

    If you connect an external iCal feed (e.g., Airbnb, VRBO) to your listing, we store the iCal URL you provide and the resulting availability blocks. We import only date ranges and event identifiers — we do not import guest names or contact information from external platforms.

    2.10 Technical Data:

    Like most websites, our hosting and backend providers automatically log basic technical data such as IP address, browser/user-agent, and request timestamps for security, abuse prevention, and debugging purposes.

    2.11 Referral & Promotional Attribution Data:

    If you participate in our referral program, we collect and store the referral identifier (code or link) you share or arrive through, the source of the referral click where available, the account that was attributed as the referrer, signups and bookings tied to that attribution, promotional credit balances, and records of any discounts or credits applied to your bookings. This information is used to operate the program and prevent abuse.

    2.12 Newsletter & Waitlist Submissions:

    If you join our newsletter or waitlist, we collect the email address you submit, the source page or campaign where you signed up, and a timestamp. We use this information solely to send you the communications you opted in to and to operate the waitlist. You can unsubscribe at any time using the link in any email or by contacting us.

    2.13 Guest & Host Property Photos:

    If a Guest or Host submits property photos or supporting documentation (for example, photos uploaded to support a Host listing or to complete a guest photo submission), we store those images in access-restricted file storage. These photos are visible only to the submitting user, designated Purestay administrators reviewing the submission, and — in limited cases — the other party to a confirmed booking where strictly necessary to resolve a dispute.

    What we do NOT collect: We do not currently collect government-issued IDs, passports, driver's licenses, SSN/EIN, or other tax-identification numbers directly. If you onboard as a Host with Stripe Connect, Stripe may collect identity and tax information directly from you under Stripe's own privacy policy; that information is not transmitted to or stored by Purestay.

    3. HOW WE USE INFORMATION

    3.1 To operate the Platform:

    create accounts, publish listings, process bookings, route payouts to Hosts via Stripe, send transactional emails (booking confirmations, password resets, message notifications), and enable guest-host communication.

    3.2 To keep the Platform safe:

    investigate suspected fraud, abuse, or violations of our Terms; enforce our House Rules and Host Conduct Policy.

    3.3 To comply with law:

    respond to lawful requests from authorities and meet tax or recordkeeping obligations that apply to us or our payment processor.

    3.4 To administer the referral program:

    attribute referrals to the correct accounts, track eligibility for promotional credits and first-stay discounts, apply travel credits and referral discounts to qualifying bookings, and detect and prevent promotional abuse (including self-referrals, duplicate accounts, and fraudulent activity).

    Purestay may use limited automated signals and tooling to detect referral fraud, promotional abuse, payment risk, duplicate accounts, and policy violations. We do not use automated systems to make legally significant decisions about your account (such as termination, payout reversal, or revocation of earned credits) without human review, except where immediate action is necessary to prevent ongoing fraud, safety risk, or financial loss. If we materially expand the use of automated decisioning in the future, we will update this Policy and provide a way to contest material automated decisions.

    4. HOW WE SHARE INFORMATION

    We do not sell or rent your personal information. We share data in the following limited situations:

    4.1 Between Guests and Hosts:

    When a booking is made, the relevant Host receives the guest's name, contact details captured at booking, dates, and any messages sent through the Platform. Once revealed at the appropriate point in the booking flow, Guests with a confirmed booking may also see the Host's Local Emergency Contact for that property.

    4.2 Service Providers:

    We rely on third-party providers to run the Platform. The current providers and what they receive are listed in Section 5.

    4.3 Legal:

    We may disclose information when required by valid legal process or to protect the rights, property, or safety of Purestay, our users, or the public.

    4.4 Referral & Promotional Processing:

    Referral attribution data and promotional credit activity may be processed through our payment processor (to apply discounts at checkout and reconcile payouts), our backend and email infrastructure (to record signups, bookings, and notifications tied to a referral), and internal promotional and abuse-prevention systems. We do not share referral data with advertising networks or third-party marketers.

    5. THIRD-PARTY SERVICES WE USE

    5.1 Lovable Cloud (Supabase):

    Provides our managed database, authentication, file storage (listing photos), and serverless functions. Personal data is stored on infrastructure managed by Supabase.

    5.2 Stripe:

    Processes Guest payments and Host payouts via Stripe Connect. Stripe collects payment, identity, and tax information directly from users under its own privacy policy.

    5.3 External calendar feeds (optional):

    If you choose to connect an iCal URL from another platform (e.g., Airbnb, VRBO, Booking.com), we fetch that feed to import blocked dates only.

    5.4 Email delivery:

    Transactional emails (account, booking, and message notifications) are sent via the email infrastructure provided by Lovable Cloud.

    We do not currently use Google Analytics, Meta Pixel, advertising networks, or third-party behavioral analytics on the Platform.

    6. COOKIES AND TRACKING

    We use only the cookies and local storage strictly required to keep you signed in and to operate core Platform features (e.g., your authentication session and your cookie-banner choice). We do not currently use Google Analytics, Meta Pixel, advertising networks, third-party behavioral analytics, or cross-site tracking cookies. On your first visit you will see a brief notice describing this; the notice records your choice in your browser's local storage so it does not appear again. We do not currently honor Global Privacy Control (GPC) or Do Not Track signals because we do not run the kind of cross-context tracking those signals govern. If we add non-essential trackers in the future, we will update this Policy and provide controls.

    When you arrive at the Platform through a referral link (for example, a URL containing a ?ref= parameter), we store the referral code in your browser's local storage and/or session storage so that the referral can be attributed correctly if you later create an account or complete a booking. This first-party attribution storage is used solely to operate the referral program and is not shared with advertisers or used for cross-site tracking.

    7. REFERRAL PROGRAM & PROMOTIONAL TRACKING

    Purestay offers a referral program that allows existing guests to invite friends to the Platform in exchange for promotional travel credit when those friends complete a qualifying booking. Participation is optional. This section explains the data we process to run the program and the conditions that apply to any promotional credit or discount.

    7.1 Sharing Codes and Links:

    Guests may share their referral code or a referral link (a Platform URL that includes a tracking parameter identifying the referrer) with friends. You are responsible for the channels you use to share your code or link and should only share with people who would reasonably expect to hear from you.

    7.2 What We Track:

    To operate the program, we may record: clicks on referral links (including the referral code and, where available, a general source such as the page the link was used on); signups attributed to a referral; bookings tied to a referral; promotional credit balances and eligibility; discounts applied to qualifying bookings; and signals used to detect referral abuse or fraud (such as duplicate accounts, self-referrals, or unusual patterns).

    7.3 Automatic Application of Credits and Discounts:

    Eligible referral credits and promotional discounts may be applied automatically to your account or to a qualifying booking at checkout. You may also have the option to choose whether to apply available travel credit to a specific booking.

    7.4 Promotional Credits — Nature and Limits:

    Travel credits and referral rewards are promotional only. They have no cash value, are non-transferable, and are not redeemable for cash, refunds, or withdrawals. Referral discounts and credits may be subject to limits, expiration dates, minimum booking requirements, single-use restrictions, geographic eligibility, or other conditions disclosed at the time of the offer.

    7.5 Abuse and Revocation:

    Purestay reserves the right to withhold, reduce, or revoke referral credits, promotional discounts, or program eligibility — and to reverse associated bookings or charges where appropriate — in cases of suspected abuse, fraud, self-referrals, duplicate or coordinated accounts, manipulation of attribution, chargeback abuse, or violations of our Terms of Service or related policies.

    7.6 Program Changes:

    We may modify, suspend, or end the referral program at any time. Reasonable notice will be given for material changes that affect credits already earned.

    8. DATA RETENTION

    We retain account, listing, booking, payout, message, and referral attribution data for as long as your account is active and for a reasonable period afterwards to satisfy tax, accounting, dispute-resolution, and legal-defense obligations. You may request deletion of your account at any time (see Section 12); some records (such as completed bookings, payouts, and referral activity tied to financial reconciliation) may be retained in anonymized or limited form where required by law.

    9. SECURITY

    We rely on industry-standard safeguards provided by our infrastructure partners, including encryption in transit (HTTPS/TLS), encryption at rest for managed databases and storage, role-based access control, and Postgres Row-Level Security policies that restrict data access to the user it belongs to. No system is perfectly secure; we cannot guarantee that unauthorized access will never occur.

    9.1 Breach Notification:

    If we become aware of a breach of personal data that is likely to result in significant harm, we will notify affected users and any required regulators without undue delay and, where applicable, within timeframes required by law.

    10. CHILDREN'S PRIVACY & MINIMUM AGE (18+)

    The Platform is not directed to children. You must be at least 18 years old to create an account, list a property, or make a booking, and you must confirm this at signup. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, please contact us using the details below and we will delete it.

    11. INTERNATIONAL USERS

    Purestay is operated from, and listings are limited to, the United States. If you access the Platform from outside the United States, your information will be transferred to and processed in the United States, where data-protection laws may differ from those in your country.

    12. YOUR PRIVACY RIGHTS

    Depending on where you live, you may have the following rights:

    Access: request a copy of the personal data we hold about you.

    Correction: ask us to correct inaccurate data (most profile and listing fields can be edited directly in your dashboard).

    Deletion: request that we delete your account and associated personal data, subject to legal retention requirements.

    Opt-out of marketing: we currently send only transactional emails tied to your account or bookings. If we add marketing emails in the future, every message will include an unsubscribe link.

    California residents have additional rights under the CCPA/CPRA, including the right to know what categories of data we collect and the right to limit the use of sensitive personal information. Because we do not sell personal information and do not engage in cross-context behavioral advertising, there is no "Do Not Sell or Share" action to take at this time.     13. CHANGES TO THIS POLICY

    We may update this Policy from time to time. Material changes will be reflected by an updated "Last Updated" date and, where appropriate, by additional in-app notice. Continued use of the Platform after an update means you accept the revised Policy.
